Buying A New Home? Check Your HVAC System

Table of Contents

Changing homes is definitely an exciting, life-changing event. However, while you may have been optimistic to buy a home that is ‘move-in ready’, new homeowners often find that they are faced with a list of projects upon moving in.

When buying a new house, it’s important to understand the condition of all of the most vital interior and exterior components that can impact your family, your comfort and your budget. Whether your new home just needs a different coat of paint or an updated kitchen, new floors, or even a new HVAC system, you’ll want to prioritize your projects for the best home experience.

Specifically, when assessing the condition and expectations of your heating and cooling system in your new-to-you home, there can be many things to consider.

Here are 6 things to consider with your HVAC system after you have bought a new house…

1. Physical Condition of A/C & Furnace

The first thing you can do is visually inspect the equipment. Does it look like it’s in good condition and been taken care of? While you probably won’t be able to tell really if anything is wrong with it just by looking at it, you might find something that is of concern to you. For example: rust at the bottom of the furnace or overgrown landscaping crowding your air conditioner.

2. Age of the HVAC System

Before buying your home, the age of the heating and cooling system should have been provided. If you are uncertain of the system age, you can look on your furnace or A/C to see if there is any documentation that would reveal the date of the installation. Knowing this number is important because there are times when age can and will affect the performance of the system. The typical lifespan of an HVAC system is around 15 years.

3. Maintenance & Service History

In addition to the age, hopefully, you have been provided information about past maintenance on and repairs to the HVAC system. Having these details will give you an idea of the upkeep of the equipment and how optimally it has performed for the previous homeowner. This will help you decide on whether or not you feel comfortable repairing or replacing the system if and when an issue should arise.

4. Thermostat Operation

Test the thermostat; you need to know that the thermostat works because you want to be able to control the temperature for the house to be comfortable. Does the thermostat allow for programming the temperature around your schedule? Take the time to get familiar with this device.

5. Hot and Cold Spots

What are the comfort levels in each room? This may have been hard to gauge during your first visits to the home before buying because you may only be in each room for a few minutes. If you notice any drastic heating/cooling inconsistencies throughout the house, you may want to call a professional HVAC company to inspect the system and provide solutions.

6. Cleanliness Of Ductwork

When you move into a new-to-you home, it’s always a good time to get a duct cleaning. Any dust, pet hair, smoke, etc. from the previous homeowners will be living in the ductwork, which is why this is a great project to tackle upon moving into a new home. A duct cleaning can help you have clean and fresh air to breathe in your new living space, and it also allows for better airflow within your HVAC system.
